What to Expect From Your Inspection

Whether you are buying, selling or maintaining your home, ClearPoint Home Inspections provides professional and quality service from the moment you call.  We will walk through the home together, and I’ll teach you as much as you want to learn.

I will personally explain the general condition of the home, how the different systems operate, maintenance items and of course should there be any significant issues or deficiencies we will cover them in detail.  Finally, you’ll receive a detailed report containing multiple pictures and descriptive text in both PDF and HTML formats (see sample report).   Every inspection adheres to the Washing State Home Inspection Standards of Practice.

ClearPoint Home Inspections thoroughly inspects and reports on the following Washington State Standards of Practice *

  • Structural Systems

    Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.

  • Roofing

    Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.

  • Electrical Systems

    Service, panels, over-current protection devices, branch circuits, connected devices, fixtures and GFCI/AFCI installation and operation as applicable.

  • Plumbing

    Fixtures and faucets; water supply systems; drain, waste and vent systems; water-heating equipment and vents; sump pumps; and fuel distribution.

  • Heating, Ventilation and Air Conditioning Systems

    Heating and cooling equipment, ducts, vents and flues.

  • Appliances

    Dishwasher, garbage disposal, range hood, range or oven, cooktop, built-in microwaves, bathroom exhaust fans, and garage door openers.

* The purpose of a home inspection is to assess the condition of the residence at the time of the inspection using visual observations, simple tools and normal homeowner operational controls; and to report deficiencies of specific systems and components.  A home inspection is not technically exhaustive and does not identify concealed conditions or latent defects.
